Surrounded by rolling hills, trees and green beltways, Laguna Hills is home to over 30,000 inhabitants. For a town of this size, it has a quiet ambiance. Families and retirees make up the majority of residents.
While the area is peaceful and quiet, it has plenty of shopping and dining options. These include the Laguna Hills Mall and many shopping centers. Across from the mall, you can find a reputable hospital that provides reliable emergency care.
Real Estate Overview
The median real estate value is around $685,000, but homes have become more affordable over the last decade. Most of the housing in Laguna Hills was built between 1970 and 1989. This translates to a median age of 33 years, but you do have options for new construction. You can find newer housing especially near the freeway on the northern end of town and by Cabot Road in the eastern sector. If you prefer something more short-term, you can join the 28 percent of the population who rents homes.
Laguna Hills is home to four public educational facilities, three of which have GreatSchools ratings of 8 and better. Parents can opt to send their children to any of the six private schools. As a whole, they cover all grades from K to 12. Almost half of the adult population has a four-year college degree. The community also outpaces the national average in regards to masters and professional degree holders.
Laguna Hills has two sites of historic interest: Costeau Park and Fossil Reef Park. The former is a site where fossils from mammals dating back to the Ice Age were removed. It was established to protect the remaining underground relics. Fossil Reef Park houses a limestone formation that contains ancient fossils of clams, snails and scallops.
You don’t have to worry about tornadoes, hurricanes or snowstorms here. Laguna Hills only sees an average of 14 inches of rain per year. Because of its location less than 10 miles from the coast, the area also sees a nice breeze from the Pacific. This keeps summers cooler and winters milder when compared to the California inland. The nice weather allows for year-round enjoyment of the beaches in nearby Laguna Beach.
